Are you selling an in-demand property-type? Are you looking for a home in a sought-after area? According to a recent Relocation Agent Network survey, the type of property and area that buyers are looking for homes has remained largely unchanged when compared to five years ago.

Popular Properties
Taken amongst Relocation Agent Network members across England, Scotland and Wales (including us), the survey not only found that two to three bedroom houses were the most in demand in 2015, but they were the most sought-after property in 2010 too.

City Centre Vs. Suburbs
The most popular area-types also remained relatively unchanged over the last five years, with town/city centres and suburban areas taking first and second place for 2010 and 2015. Interestingly however, suburban living was most in demand in 2010, but moved to second place in 2015, with properties in town/city centres taking the top spot.

The accreditation was awarded by Relocation Agent Network and is achieved by completing a comprehensive online training programme,
The Importance of Service.

A national network of independent estate agents (of which Aldreds is a member), Relocation Agent Network introduced the training programme to ensure each of their members provides the very highest customer service to those relocating around the UK.

To be successfully accredited, participants must complete three phases of learning, which begins with four training sessions on the importance of customer service. This is followed by three online seminars covering the Relocation Agent Network Referral Process and how best to help customers who are relocating around the UK. Finally, participants must convert their theoretical learning into a practical skill set by delivering assistance to three relocating customers.

By working with fellow members across England, Scotland and Wales, Relocation Agent Network members provide an exclusive relocation referral service to customers. For those relocating to East Norfolk, Aldreds guides their customers through the daunting task of moving to an unfamiliar location. This includes local area information on schools and amenities, popular neighbourhoods and (of course) finding the right property for them. A recent survey has shown that buyers make a decision as to whether they want to buy a house minutes or even seconds in to their first viewing!

The study of 244 people suggested that the old cliches were in fact true - cleanliness, smell and fresh flowers were crucial in forming a good impression, while judgements were also made on how modern and bright the kitchen was, and how tidy and clean paintwork and wallpaper were. 

Clearly making a first impression is very important and this seems very much the case when selling a property. Keeping front gardens neat, reception rooms clutter free, kitchens clean and bathrooms sweet smelling all adds to the chance of impressing a viewer.

Through apprenticeship schemes we are constantly training young people who can drive our business forward and serve our next generation of clients.

We are proud to have had three apprentices working with us at Aldreds/MAB over the past year. Chantelle, Eleanor and Doris will soon be joining the team as employees. 

The cherry on the cake was Doris winning apprentice of the year for this area in the Apprentice Awards at Great Yarmouth College.

We are not used to extreme weather in this country. If it snows our airports and roads grind to a halt. If it is hot we have health warning and warped railway tracks. 

The heat is a big issue to us because our houses are designed to retain heat not to get rid of it. It is cold a lot more in the UK than hot!

If you travel to the Med you will see flat roofed properties painted white. Very little in the way of insulation. If you travel to more tropical climates air conditioning is the norm.

Stuffy houses in the summer is something that we will have to get used to. Building regulations are demanding more and more insulation and heat saving measures as we strive for a more energy efficient economy.

So this summer get out and enjoy the sunshine while it lasts. And enjoy your snug warm homes in the winter.

A recent national estate agency survey, conducted by Relocation Agent Network, reports an increase in activity across the UK property market, since the General Election.

Conducted amongst its members, Relocation Agent Network found that 69% of respondents have experienced an increase in the number of buyers entering the market, since the May Election. Over half of respondents indicated that the number of buyers had risen by up to 10%.

The national network of independent estate agents also asked its members whether they had experienced a similar increase in the number of people putting their property on the market. Indeed, nearly half (48%) had experienced up to a 10% rise in the number of sellers, since the General Election.

Knight Frank, the London Estate Agent has reported no post election ‘bounce’ in sales and lettings. Usually after an election there is a reaction in the housing market depending on the result and this can be lead by the volatile London scene.

However, locally the housing market has been surprisingly good through the first half of 2015. I say ‘surprisingly’ as many of us feared that a depressed oil price, although good for consumers, may negatively affect the housing market in Great Yarmouth, Lowestoft and surrounding areas due the fact that the energy industry is a major employer. The good news is although we have seen some impact from the low oil price it has had no major affect. Indeed the market has been quite strong with good sales levels and many new buyers looking.

As we move in to the summer months we look forward to a healthy housing market. The help to buy scheme and the slowly improving economy should help first time buyers and this in turn is great for a healthy housing market.

The Spring weather has arrived and NOW is the time to get your house on the market. That’s according to a recent Relocation Agent Network survey taken amongst its estate agency members across England, Scotland and Wales.

Relocation Agent Network found that the Spring months are a good time for potential sellers to put their house on the market. In fact a staggering 99% of the survey’s estate agents said so, with over half citing a ‘high level of buyer activity’ as the main reason why. An additional 36% indicated that – in addition to a high level of buyer activity – sellers should enter the market due to an increase in consumer confidence and more availability in the mortgage market, which is attracting more potential buyers.

It helps that the warmer weather and lighter evenings also make house hunting far more appealing, so why not put your house on the market now to make sure you don’t miss out on these buyers.

Many motivated buyers watch property portals and local advertising. There is no doubt this is an effective way to search for property.

However, buyers should still register with local agents and go on their ‘mailing list’. I would suggest this is the best way to look for properties and the quickest way to get to hear about new instructions. At Aldreds our ‘mailing list’ is done in the vast majority of cases by email or phone calls! So not by traditional postal mailing (although this is still available if requested). The very first thing that happens when we take a new instruction is we contact all buyers we have registered with us who may be interested. When you consider that most portal feeds go overnight and you have to wait till Thursday or Friday for the local property supplement you can see the benefits of having us working to match you to your desired house.

On a daily basis we make viewings on houses before they appear on property portals via our proactive approach to matching buyers to properties. On a weekly basis we agree sales by this method.

Big News for First Time Buyers 19/03/2015

The big news for first time buyers from the budget today is the new ‘Help to Buy’ ISA. Further details are yet to follow but it appears that the government will be pledging £50 for every £250 that is saved. More details to follow………The chancellor also announced plans to sell £13 billion of ‘bad’ mortgage assets acquired via Northern Rock Asset Management (NRAM) and The Bradford and Bingley as well as the sale of a further £9 billion in Lloyds Banking Group shares.

As the election nears, the government has set out its guidelines which house builders must follow if they are to create homes aimed at first time buyers and eligible for a total of £200m in loans from the Department of Communities and Local Government.

The Rent to Buy Fund claims to give those who do not currently own “a springboard on to the property ladder without having to pay an expensive cash deposit when they move in.” 

Under the scheme, the government offers low cost loans to firms building homes which must be let at a below-market rent for a minimum of seven years to households which have never owned a home before. The tenants can then use this fixed period to save to either buy the home they are renting, or to purchase on the open market. 

The £200m is for the period 215-17 - there is an additional £200m available for builders committing to this scheme within London. Under the UK-wide scheme, loans to builders start with an interest rate of only 1.0 per cent for the first eight years, rising thereafter to eventually reach 3.0 per cent per annum from the 16th year of the loan.  

The government - perhaps smarting from the latest house building figures which show a fall in the most recent quarter - makes it clear from the prospectus that it wants quick results from the Rent To Buy programme.

“The Homes and Communities Agency [administering the scheme] wants to encourage bidders to bring forward schemes which can be built out quickly. We want to minimise the risks presented by a heavily back loaded programme and we will aim to do so by advantaging bids in our assessment that can demonstrate both starts and completion of schemes in the early part of the programme” says the prospectus.

According to a recent estate agency survey, revised changes to the UK Stamp Duty Land Tax, as outlined by the Government in December, has already had a positive impact on the housing market.

In December 2014, the Government announced it had cut Stamp Duty Land Tax for the majority of homebuyers, with the aim of making payments fairer. The Government estimates the tax reductions will help 98% of those who are liable to pay for the duty.

In a national survey conducted amongst its members, Relocation Agent Network found that 66% of respondents said that the tax cuts have had a positive impact on the market. When asked to explain the ‘positive impact’, the majority of survey respondents (68%) indicated that the number of buyers entering the market had increased by up to 10%. Interestingly, aside from the Stamp Duty changes, respondents said that ‘consumer confidence’ was another positive trend impacting the market (63%).

The national network of independent estate agents also asked its members whether the revised Stamp Duty changes has led to price increases for properties that were traditionally around the £250,000 threshold. Indeed, 75% said that they had. When asked to specify on the price increase, a resounding 91% reported up to a 10% rise.

According to the Bank of England governor interest rates could fall further. Mark Carney has hinted at another rate cut due to low oil prices and falling inflation. Interest rates have been at the record low of 0.5% since 2009.

There can be no doubt that buy to let has been a growth industry over the last 20 years fuelled by an abundance of suitable landlord mortgage products. However, what factors have fuelled the boom in tenants needing private sector rented accommodation.

Clearly one driving factor is the reduction of council house stock. Council tenants were able to buy their houses before Mrs Thatcher introduced the right to buy scheme but at market value. However, once the opportunity to buy with discounts was introduced in 1980 a surge of council tenants took the opportunity to buy. This vastly reduced the stock of council houses which had been built mainly in the post war era. With less ‘social’ housing today than 30 years ago the private sector has filled the void to differing degrees depending on the area you look at.

Also more people now live on their own due to a higher divorce rate and people settling down later in life due to higher numbers going to university. People in this situation either can’t or don’t want to buy a house so look to rent instead.

Thirdly, clearly it is more expensive relatively to buy a house than it was a few decades ago. Couple that with far stricter mortgage criteria after the financial crash you can see why ‘generation rent’ appeared.

Buy to let continues to be a way people plan for their retirement as some pension and endowment returns have been below expectations.

The government is set to give the Bank of England’s fiscal policy committee powers to set limits on debt to income ratios and loan to value ratios for mortgages.

This move is designed to limit ‘boom and bust’ and help cool and control overheating housing markets.

Loan to value limits would be new in this country, however, are used extensively abroad.

HELP! MY HOUSE IS FOR SALE AND SO IS MY NEIGHBOURS! 14/01/2015

This is a scenario that happens often this time of year when many more properties are coming to market.

 If there are multiple properties for sale on your road or in your area there is no reason that yours won’t sell. You just have to make sure that your house is the best proposition for a buyer.

Firstly look at the price of your neighbours and the price of your own. Does your house sit well against the competition? We all like to think our house is the best, however, try to be objective. Next is there something you can do to make your house stand out? Can you do something special to the front garden? Can you avoid leaving cars up on the kerb outside? Are your windows clean? Lastly make sure that inside your house is A1. Clear clutter and keep things clean to the eye.

 Also if your neighbours sell before you don’t worry. It will reflect well on your area to perspective buyers that a house like yours has just sold. It will make them feel it is a good and popular area to buy in

Average property purchase deposits reached a 14 month high in December, with much of the boost down to the government’s radical overhaul of stamp duty.

Data from the Mortgage Advice Bureau, our mortgage advisors, shows that the typical mortgage applicant's deposit in last month was worth a hefty 30.7 per cent of the purchase price. This is the highest level of deposit recorded since October 2013 when the average was 30.9 per cent - and in that month, the Help To Buy mortgage guarantee had been launched. 

Since then, stricter loan criteria under the Mortgage Market Review rules have reversed the trend, but the government’s stamp duty changes announced early last month changed all that. 

December's average purchase price of £231,487 would only qualify for a £185.13 stamp duty reduction under the new system. But anyone buying a house worth £250,001 paid £4,999.98 less since December 4 compared with the old ‘slab’ system.

Average deposits in December were three per cent higher than in November at £71,078.

Associate Director Rian did a time of 68 minutes and Office Manager Courteney finished in 87 minutes.

As we move slowly but surely towards 2015 we have to ask how long will The base rate of interest remain at 0.5%.

The Bank of England cut the rate to this historic low in May 2009 in response to the credit crunch, a falling housing market and economic difficulties. Most commentators predict no rate rise before May’s election, however, may are talking about possible rate rises in late 2015. However, we have been here before! We have had rate rise predictions before.

I am not going to predict when rates may rise, however, I hope that if and when they do it is in a controlled fashion.

We should not fear rising interest rates. Rates are still well below their long term average. However all households should consider the effect that any interest rate rise may have on their families budget in 2015.

As estate agents we are often asked when is the best time to put a house for sale. The answer I always give is ‘when you want to sell it!’.

However, with regards to times of year I would always suggest getting a house up for sale as early in a year as possible. By putting a house for sale in January or February you are on the market in time for the traditional early spring ‘pick up’ in activity. Also many buyers start looking to move straight after Christmas. You can hear the conversations over the turkey…’shall we move next year?’.

The housing market is a lot more constant through the year than it used to be. Sure we get quiet in late November and December, however, we have less of an August slowdown. We still have a slight drop off in activity leading up to bank holiday weekends but this is only over a few days.

Remember, you are unlikely to sell a house that isn’t for sale. I would always avoid waiting for a time of year that you think suits your house best. If you have a beautiful garden this look relatively better to other peoples in January as well as in June!

Sellers! Don’t Wait for the New Year 10/12/2014
Many think buyers stop looking at houses during the Christmas period and as such, would-be sellers often choose to put their property on the market in the New Year. However, 89% of Relocation Agent Network member estate agents, who responded to a December survey, recommend that prospective sellers go to market before the Christmas break…

Why? Well the Relocation Agent Network survey found two key reasons:

1. 41% of Relocation Agent Network agents said that it was the increased activity in online portal searches during the Christmas period. Once the turkey has been eaten and the tin of biscuits has been emptied, many spend their free time searching for their dream home online.

2. A further 51% indicated that having a house on the market before Christmas allowed sellers to catch early New Year buyers. And with the majority* of survey respondents predicting an increase in buyer activity in January 2015, sellers won’t want to miss out. Indeed, nearly half** of estate agents surveyed expect up to a 10% increase in the number of buyers entering the market in January.

The latest land registry house price index makes interesting and disturbing reading. Released on the 28th November it records a 0.1% rise in the month and a 7.7% rise in house prices over the past year. Not that disturbing or interesting you may think….

However, on drilling down further we find huge differences in price movements in different parts of the country. The most extreme I could see on a quick scan through is prices up 27.9% over the last 12 months in Lambeth with prices falling 11% in Merthyr Tydfil.

We often hear about growing inequality in this country. It certainly seems that this is also the case with house prices. The more affluent an area generally the more house prices have rose over the last 12 months.

Why is this? During the house price rises of the late 90’s and early to mid noughties prices often rose more in places like the North East and South Wales as investment and government jobs poured in. Austerity has caused a contraction in the economies of these areas while investment (often private sector) and people have headed to places like Cambridge, London and Manchester.

What for the future? Firstly we have an election next year and the future of the UK economy is heavily influenced by the outcome. It is difficult to make predictions with this in mind….so on the fence I am!

MP Stella Creasy is rightly campaigning against the new ‘sale by tender’ model that is starting to be used more and more in the booming London house sales market.

Under this method of sale a small fee is charged to the seller upfront with a successful buyer paying the agent up to 2% of the purchase price.

Ms Creasy rightly feels this method of sale is unfair as both the buyer and seller are paying fees to the agent. In a housing market as fast moving as London’s many buyers have no choice due the shortage of housing stock.

We at Aldreds do sometimes offer properties for sale by tender (offering bids by a certain date), however, it is usual practice for the seller to pay the fee. Therefore the seller is our client and we are working on their behalf to attract the best price.

This method of sale has yet to reach us up here in East Norfolk and North Suffolk to any extent. Certainly we here at Aldreds hope that it doesn’t. If you are looking at relocating out of the areas Aldreds cover please bear the above in mind during your property searches

First Time Buyers 30/10/2014
The number of first time buyers has increased for the first time since April this year, according to figures from the National Association of Esate Agents.
The survey of more than 350 members businesses by the NAEA indicates that 28 per cent of sales were to first time buyers in August, the first time this has gone up since April.
Almost half of all homes sold were to people aged between 31 and 40 with just three per cent to those aged 18 to 30. This percentage has been falling gradually since August 2013 when it was 12 per cent.
The report also found that 90 per cent of buyers bought as couples, with seven per cent buying alone.
"Reports from our members suggest that the high house prices of the current housing market are still proving a barrier for the younger generation," said Mark Hayward, Managing Director of the National Association of Estate Agents. "First time buyers are getting older. It is concerning at the lack of young people unable to buy their first home before the age of thirty, having to rent or stay at home for longer in order to save."
A separate report from an Estate Agent Firm also indicates rising numbers of first-time buyer completions, up seven per cent compared to August 2013 with the average purchase price for a first-time buyer property £151,942.
However, their report also reveals concerns among first-time buyers. Interest rate rises pushing up mortgage repayments was named as the number one concern putting off homehunters.

According to a recent estate agency survey, buying a property is cheaper than renting one. Conducted by Relocation Agent Network, of which Aldreds is a member, not only is it cheaper to buy, but you could make significant savings of up to £1,500.

Relocation Agent Network, the national network of independent estate agents asked its members whether it was cheaper to buy or rent a property over the course of a calendar year. 87.5% said that it was cheaper to buy.

The national survey also looked at the possible savings you could make when buying a property instead of renting. Based on a three-bedroom house, member respondents were asked what they estimated the annual saving was from buying a property instead of renting one. Over a third (33.85%) of member respondents stated that it was possible to save up to £1,500 a year by purchasing a three-bedroom house instead of renting it.

Yes and no create uncertainty w’s Scottish referendum would create over a year on uncertainty in the housing market - but a No vote would still leave people unsure how the Scottish economy may change as a result of additional devolution.

That is the view of LSL Property Services, which says over half of Scotland’s property prices fell in July leaving the country still on average some 0.6 per cent below the 2008 peak, with transactions still 30 per cent lower than six years ago.

The new figures are not all bad news. There were 9,285 transactions in July, climbing five per cent from June to reach the highest monthly total since July 2008. And in two particular areas prices reached new high - major employment centres Aberdeenshire and Edinburgh.

But on the other side of the coin, uncertainty is leaving its trace according to Gordon Fowlis.

“Depending on the outcome of the referendum, there is a chance of a mass take-off and sale of investments, which would disrupt house prices in the short-term.  Ambiguity surrounding Scotland’s future isn’t helping. We are in the throes of the longest period of sustained monthly house price growth since February 2007, but only time will tell whether this recovery will be derailed” says Fowlis.

“A Yes vote would usher in a further sixteen months of uncertainty. A Scotland outside the UK would open the floodgates to the real questions of currency, exchange rates, mortgage risk, and property taxation. Many mortgage holders could see their LTV shoot up as the implications of borrowing from a bank in a foreign country are unmasked. A No vote doesn’t guarantee clarity either – but the mist of ambiguity would clear sooner” he says.

The number of homeowners in Britain who can claim to be ‘property millionaires’ now stands at 484,081, almost 50 per cent higher than a year ago.

Zoopla’s Property Rich List 2014 shows that the 10 most expensive streets in Britain have seen property values grow 12.9 per cent over the last year, compared to the rest of the country where average values have risen by 6.6 per cent over the same period.

The growth in property values at the top end of the market has also helped increase the number of streets with an average property value of over one million pounds by almost a third over the last twelve months to 10,613.

Just under a third of the streets with average property values over £1m are located in London (3,744) and there are now 12 streets with average house prices over £10 million, - all of which, unsurprisingly, are in London.

The average property on Kensington Palace Gardens, the most expensive street, is now worth £42,730,706 – that’s a remarkable 162 times the value of the average British home currently valued at £263,705 according to Zoopla.

The Boltons in SW10 takes second place on this year’s property rich list with average house prices standing at £26,570,341 and Grosvenor Crescent in SW1 rounds out the top three with average property prices of £22,293,470.

Outside of the capital, the most expensive street in Britain is Sunninghill Road in Surrey, where the average home is currently worth £5,605,067. The two most expensive towns outside London are both in Surrey, with average house prices in Virginia Water at £1,186,262 and Cobham at £1,003,400.

W8 (Kensington) remains London’s most prestigious postcode, with average property prices in the area of £2.78m. Neighbouring SW7 (Knightsbridge), the next most expensive area in the capital, has average values of £2.48m, while property values in third-placed SW3 (Chelsea) stand at £2.37m.

The first 100 individuals have completed Relocation Agent Network’s new online training programme called The Importance of Service.

Relocation Agent Network, which consists of independent estate agents across the UK including Aldreds, have introduced a training programme to ensure each member estate agent had the opportunity to provide high levels of customer service to clients.

The employees now become an accredited Relocation Agent Specialist by Relocation Agent Network, having completed three phases of learning.

This begins with four training sessions on the importance of customer service, followed by three online seminars covering the Relocation Agent Network Referral Process and how best to help customers relocating around the UK, and finally delivering real-life assistance to specific relocating customers.

The accreditation was awarded by Relocation Agent Network and is achieved by completing a comprehensive online training programme, The Importance of Service.

To be successfully accredited, participants must complete three phases of learning, which begins with four training sessions on the importance of customer service. This is followed by three online seminars covering the Relocation Agent Network Referral Process and how best to help customers who are relocating around the UK. Finally, participants must convert their theoretical learning into a practical skill set by delivering assistance to three relocating customers.

From the moment they arrive at a property, a potential buyer is asking themselves, ‘Could I live here?’ When it comes to buying a house, judging a book by its cover is a phrase that all sellers should be mindful of. Don’t lose the sale before the viewing has even begun!

In a recent survey by estate agent network, Relocation Agent Network, 98% of respondents (including Aldreds), recommend that sellers ensure outside areas are well presented. From painting the front door to mowing the lawn or planting flowers, according to the majority of survey respondents, over 60% of sellers do ensure a property’s outside areas are well presented before entering the market. After all, why put your property at a disadvantage for the sake of a cracked gnome or broken fence?
But what’s the most important jobs to complete before selling your property? Network respondents rated the following in order of importance…
1. Mowing the lawn. Sounds obvious, but a 10-minute job like mowing the lawn can really improve your property’s kerb appeal.
2. Painting the front door. It’s the first thing a buyer will look at, so make sure your door is looking its best.
3. Cleaning windows. It not only improves the property exterior, but also ensures clear views from the inside.
4. Painting the shed. A tired shed at the bottom of the garden is easily improved with a lick of paint.
5. Planting flowers. Flowers can really lift the outside appearance, for small gardens, consider window boxes.

It appears that the housing market may be slowing gently through the summer. Rightmove have reported recently that asking prices (ASKING PRICES NOT SALE PRICES) have fallen back slightly on the site over the last month. The latest figures from the land registry show house prices were completely level over the country on average through June with seven out of ten regions experiencing slight falls. Also it appears that the mortgage market review may have effected confidence in the market.

Is this bad news. Not in my opinion! We are just seeing a housing market where prices are reaching their plateau. Correctly priced properties are still selling really well. However, if you are looking at selling you must make sure that your asking price is competitive and reflects well against your competition!

Aldreds will be taking part in East Anglian Children Hospices Biggest Birthday Party to celebrate HRH Prince George first birthday.

Aldreds are pleased to announce that the final plot at Broadland Close has now exchanged contracts and this development is therefore complete! We would like to thank Cripps Developments Ltd for their kind instructions. We also congratulate Linda, Linda, Courteney, Rian, Katharine, Mel and Tracey on a great job in the Gorleston office over the past two years. We wish all 24 homeowners on Broadland Close a very happy time in their new bungalows! According to a recent estate agency survey, now is a good time to be a landlord. Conducted by Relocation Agent Network, of which Aldreds is a member, not only is it a strong buy to let market, but re-sale values have also increased in the last three years.

Relocation Agent Network, the national network of independent estate agents asked its members whether the re-sale value of a typical two bed investment property has increased or decreased in the last three years. A third indicated the value has increased by up to 10% and another fifth reported a 15% rise.

The national survey also looked at what prospective tenants consider to be the most important factors when looking for rental accommodation. The majority of survey respondents (46%) cited location as the top priority, followed closely by the cost of a property (37%).

As we approach the halfway point of the year it is useful to look back at what has happened in the housing market so far in 2014.

Clearly we have seen a stronger housing market overall across the UK, however, we have never before seen such differences in price rises (and falls) from one area to the next. Certain areas such as the Greater London area, Cambridge and Manchester has seen what can only be described as a boom (yet to be seen if it is indeed a bubble). However, there are still areas of the country such as parts of the North East and South Wales where the housing market is very slow and difficult. It appears that the centres of commerce are sucking in talent and people and there are just not enough houses for sale in these areas to cope with demand.

What is causing the improved property market? Clearly there is a general recovery in the economy which is helping with peoples spending power and confidence. We also still have very low interest rates which help with borrowing costs. Thirdly we have Help to Buy II which is helping both first time buyers and upsizing buyers with limited equity move up the housing ladder.

The housing market in East Norfolk and North Suffolk is very consistent with the national average. We are seeing a good level of house sales but nowhere near back to where we were in the years 1996-2007. Prices however, are gradually recovering to 2007 peak levels and in some areas have already caught up. On average I would say that we are still 5% off peak price levels in the areas that Aldreds cover.

Where will the market go in the future? The statistics say that the mortgage market review is causing a slight slowdown in the housing market, however, we are yet to feel that reaching this area. There will be interest rate rises on the horizon and clearly an election next year could have an impact with regards to Help to Buy II. Pre the last election we saw a stronger recovering housing market that slowed after May 2010 but it is unclear whether this will happen again.

Clearly there is a strong demand and aspiration for home ownership in the UK. Whatever happens over the next 12 months it is difficult to see that changing.

Good luck to Rian Martin, Richard Harpley and Courteney Remon who will be running the Hatfield Forest 10k this weekend to raise money for Aldreds charity of the year East Anglian Children’s Hospices (EACH).

The girls and Rick had pledges of over £400 so far which will go directly to helping care for very sick children right here in East Anglia.

According to Rightmove house sellers' asking prices have come "off the boil" amid signs that property values in some parts of London have hit the ceiling of what buyers can afford to pay.

Rightmove said that asking prices across England and Wales were at a "virtual standstill" in June, edging up by just 0.1% or £272 on the previous month to reach £272,275 on average, compared with a stronger 3.6% monthly jump seen in May.

Interest rates could rise from their historic low of 0.5% sooner than expected, Bank of England governor Mark Carney has warned.

He said "gradual and limited" increases would be needed as the economic recovery progresses, and that while it would be wrong to start now, this was "coming nearer".

Mr Carney also signalled that the Bank could take "graduate and proportionate actions" within weeks as a separate measure to cool the threat of an overheating housing market - described as the greatest danger to the economy

Estate agents are “improving professionally” thanks to the downturn weeding out those who could not survive and thanks to the increased choice now offered to buyers and sellers according to one of Britain’s leading mortgage gurus.

Charles Haresnape, the recently-elected chairman of the Intermediary Mortgage Lenders Association, says in an interview in FT Adviser that recent testing times in the agency industry has improved standards.

“Estate agents are improving professionally. It is interesting that anyone can set up an estate agent and there is no great move to regulate it. This has to improve, but the good thing is that in a frothy market you have to put up with whatever you have – but nowadays people can be more choosy and I see that improving the market” he says.

Haresnape also believes that, aside from the frothy London market, increasing house prices across the UK should be blamed on a lack of supply and not on greedy vendors or agents.

“Housebuilding has increased but is nowhere near historic levels and there is also a lack of resale properties in estate agents. But as the economy improves further more people will want to move house and this will also steady house price inflation. We need not just more new builds but also more second-hand properties to come on the market” he insists.

Haresnape, who from 2008 to 2011 was mortgage services director at Connells prior to joining Aldermore Bank, also stoutly defends Help To Buy against its critics. He says it has stimulated the market without setting it on fire and that its principle benefits have been stimulating housing construction and pushing lenders to offer higher LTV mortgages.

Kat has worked really hard through May after her promotion to senior negotiator and helped Gorleston through recent staff transitions.

She also passed her latest National Association of Estate Agents exam this week (which was strictly speaking June but we won’t hold that against her)
